Commissioners Return
Pursuant to the annexed warrant, the undesigned Commissioners have been
sworn, and given notice to all persons, we knew to be interested, within the
state" viz: To Benjamin B Shackford, Elizabeth L Shackford, both of Eastport in the County of Washington. Silas T Shackford and Marie Shackford
of the city of New York and Edward W Shackford, of East Weymouth
in the Commonwealth of Massachusetts, being all the persons who
are living in and out of the State known to us, concerned and in-
terested in the real estate of the late John Shackford deceased
and none of them were present. We then appraised all the real estate
of which said John Shackford died seized and possessed within the State,
each parcel as follows, viz"
First A certain piece or parcel of land, with the buildings and wharves thereon
situated and lying in Eastport in the County of Washington and
State of Maine, known as the"windmill property" on the northern-
ly side of Shackford's Cove described and bounded as follows, to
wit, Beginning at the northwesternly corner thereof, at the old
Perez Burr line, at a point fifty eight feet southeasterly from
the easternly line of Water Street, on the northeasterly corner
of land of John Williams, thence running South, sixty degrees
east, on said "Perez Burr" line, one hundred and ninety feet,
to high water mark, thence continuing the same course one
hundred and fifty feet, to low water mark, Thence South. Ninety
degrees west, to the line of low water mark, one hundred and seventy
six feet to the channel, or middle of Shackford's Cove, to the north-
ly line of land or flats of Caleb S Huston. Thence north, eight two
degrees west on said Houston's line. Three hundred and twenty feet,
to said Huston's east line, on the northerly side of Shackford's cove,
Thence north seven degrees east on said Huston's line one hundred
and two feet, to the Bluff or rocks at high water mark. Thence run-
ing the same cede? northerly twenty five feet to land of the heirs of the
late Capt John Winchester. Thence easterly on said Winchester's South-
erly line eighteen feet to a cedarport. Thence north eighteen degrees
east on said Winchesters easterly line, one hundred and fifteen feet to a right of
way twenty feet wide, leading easterly from Water Street between land of said
John Williams, and said John Winchester's heirs to land of heirs of said John Shack-
ford, thence north, ninety two degrees west on said right of way, fifty one feet
to Water street. Thence north sixty six degrees east on Water street, twenty
feet to land of John Williams. Thence South ninety two degrees east, fifty eight
feet, to Southeasterly corner of said John Williams land, Thence north ninety
two degrees east on said Williams easterly line forty feet, to the first mentioned
bounds, or place of beginning, excepting and subject to said right of way
which is to be kept open for the use of the corners of land bounded on the same
which parcel of land, buildings and whereas above described, we appraise
at the sum of six hundred dollars its present value in money.
Second A certain other piece or parcel of land with buildings thereon sit-
uated in Eastport, described and bounded as follows" to wit: Beginning at the
Southwesterly corner thereof, on Water and Key Streets, the latter formerly
called, and recorded, by the name of Greenwish Street, thence running north
fifty-five degrees east, on the north easterly side of Water Street, thirty one feet
to land of Daniel Nickerson. Thence South, fifty eight degrees east one land of
said Nickerson, ninety four feet, to Sea Street, Thence South twenty eight
degrees west on Sea Street, Ninety feet to Key Street, thence north sixty-
degrees west, on Key Street, ninety six feet, to Water Street and piece of
beginning, which parcel of land, and buildings above decided, we ap-
praise at the sum of six hundred dollars as its present value in money.
Third: Also a certain other piece or parcel of land or beach wharf & buildings
situate and lying in said Eastport, described and bounded as
follows to wit. beginning at the North Westerly corner thereof on the
Easterly side of Sea Street, at the South Westerly corner of land or beach,
formerly of 3. A. Paine. thence running South, fifty eight degrees east,
on said Paine. s Southereasterly line, one hundred and seventy-feet to low water
mark. Thence Southerly by the line of low water mark. Sixty Seven
feet, to the International Steam Ship Company, s northeasterly line
Thence North, sixty degrees next, along the Northeasterly line of said Inter-
National Steam Ship Companys land, one hundred and seventy feet
to the east line of Sea Street, at a point twenty feet northerly from the
capsill on the Northerasterly Side of Steam Ship Company S Wharf. Thence
North Twenty eight east on Sea Street, seventy five feet to the place of be-
ginning. We have examined the aforesaid premises, with the parties
interested thereon, and heard the testimony of the witnesses produced,
respecting separate occupation and improvements, we found that as
a matter of fact, that one John Smith, now in possession, and
holding under said Benjamin B. Shackford, has had the exclusive
possession of said premises and made improvements therein by the
mutual consent of the other co tenants, since the seventh day of Octo-
ber A. D. eighteen hundred and sixty nine, we have taken into con-
sideration the value of said improvements, which we estimate at the sum of two
thousand dollars in Money. Wherefore we do assign and set out to the said
Benjamin B Shackford, eldest son of said John Shackford deceased the aforesaid
tract of land or beach and wharves thereof; described as follows. viz.
Beginning at the North West corner thereof, on the easterly side of said Sea
Street, at the Southwesterly corner of land or beach formerly of 2ct Paine
thence running South fifty eight degrees east on said Paines Southerly, by the line
of low watermark, sixty seven feet, to the International Steamship
Companys Northerly line, thence North sixty degrees West, along the Northerly
line of said International Steam Ship Company's land, one hundred and seventy
feet, to the east line of Sea Street, at a point twenty feet Northeasterly from the
capsill, on the Northerly side of said International Steamship Company, s
line-thence North twenty eight degrees east on Sea Street, seventy five
feet to the place of beginning. Same is the third paced of real estate
above described in the foregoing report, which we have appraised at
the sum of six hundred dollars, exclusive of said improvements, as
As value in money, which we have set off same to said Benjamin B
Shackford, to have and to hold the same to him, his heirs and assigns
forever. We have also set off to John L Shackford, son and heir of the
late John Shackford deceased. The following described parcel of land
with buildings thereon, situated said Eastport, Beginning at the South
Westerly corner thereof, on Water and Key Streets, thence running north, forty
five degrees east, along the easterly side of Key Street, thirty one feet to
land of Daniel Nickerson. Thence South fifty eight degrees east on land
of said Nickerson, ninety four feet, to Sea Street, Thence South twenty eight
degrees West on Sea Street, thirty feet, to Key Street, Thence north sixty degrees
West on Key Street, ninety six feet to Water Street, and the places of begin-
ning, same is the second piece of real estate described in the forego.

forever. We have also set off to Silas T. Shackford, Edward W Shack-
ford, and Marie Shackford, grandchildren of said John Shack-
ford deceased the following described parcel of land and beach
with whereas and buildings thereon, situate and lying in said East-
port. Beginning at the north westerly corner thereof. In the old "Perez-
Burr" line, at a point fifty eight feet South Easterly from the easter-
terly side of Water Street, at the southeasterly corner of land of John
Williams-Mence running South-sixty degrees east on said "Perez
Burr" line, one hundred and ninety feet to high water mark, thence
continuing the same course, one hundred and fifty feet, to low-
water mark. Thence south ninety degrees west by the line of low
water mark, one hundred and seventy six feet to the channel
or middle of Shackfords Cove to the northerly line of land or flats of Caleb
S Houston: Thence north eighty two degrees West on said Huston's line. Thence
hundred and twenty feet to said Hustons easterly line on the northerly side
of Shackfords Cove. Thence north seven degrees east on said Huston's line
one hudnred and two feet to the bluff of rocks at Hight water-mark
thence continuing the same course northerly twenty-five feet to land of
heirs of the late Capt John Wincester deceased. Thence easterly on said Win-
chester southerly line, eighteen feet to a cedarport, thence month, eight
een degrees east on said Winchester easterly line, one hundred and fifteen
feet to a right of way, (twenty feet wide) running easterly from Water Street
between land of John Williams and said Winchester's heirs, to land of the heirs
of said John Shackford deceased. Thence north, thirty two degrees West on said
"Right of Way" fifty one feet to Water Street. Thence north sixty six degrees
east on Water Street, twenty feet, to land of John Williams, thence South
thirty two degrees east-fifty eight feet to the South-easterly corner of said
John Williams land, thence north thirty two degrees east on said Williams
easterly line, forty feet to the places of beginning, excepting therefore
the said "Right of Way" twenty feet wide, which is to be kept open for the
use of owners of land bounded on the same, and there in the rear. Said
real-estate in the first paced described in the foregoing report which
parcel of land, buildings and wharves are appreciate at the sum of six hun-
dred dollars, as its present value in money. We have set off the same to
Silas T Shackford, Edward W. Shackford and Maria Shackford to
have and to hold the same to them these heirs and assigns forever, in
witness whereof, we have hereunto set our hands, this fifteenth day of
June in the year of our Lord one thousand eight hundred and seventy
two.

Pursuant to a warrant from the Honorable Judge of Probate for the County
of Washington and State of Maine dated the seventh day of May A.D. 1872
The underdesigned Commissions to appraise and make a division of all the
real estate whereof John Shackford late of Eastport in said County of
Washington, deceased, died seized and possessed in said State to his
heirs and other persons interested therein. Therein - this is to notify you as
being a party interested therein, that we shall attend to that service, at
said Eastport, on Saturday the fifteenth day of June A.D. 1872 at the Office of
Winslow Bates in said Eastport, at two o'clock in the afternoon, at which time and
place, you may be heard if you see fit:
